It starts with the number of bedrooms and reception rooms to understand your property size, checks if we can access the windows easily, and lets you choose from services like window cleaning, inside window cleaning, solar panel cleaning, conservatory roof cleaning, gutter emptying, and soffit & fascia washing. You can add extras such as skylights or conservatory panes, pick a cleaning frequency, and the tool adjusts everything automatically. At the end you see a clear total with VAT included.

Prices are built from transparent base rates. The size of your home (bedrooms and reception rooms) sets the starting point. Each service you add has its own consistent price, and things like first-time cleans or difficult access may apply a small surcharge. Extras like conservatory panes, skylights, and solar panels are priced per item. Builders cleans or heavy staining often require a custom quote, which we’re happy to provide after seeing a few photos. The result is a personalised price that is specific to your property.

Several things can change the final price, and our estimator accounts for them all:
Property size – more bedrooms and reception rooms usually mean more windows.
Access – if we can reach every window without going indoors or climbing over obstacles, the price stays lower.
Frequency – regular cleans (4, 6, or 8 weekly) are priced differently to one-off visits.
First clean – a property that hasn’t been cleaned by us may need a bit more attention, so the initial price includes a surcharge.
Extras – skylights, conservatory panes, etc. have small add-on costs.

Yes. The total you see on screen is the price you’ll pay, including VAT. We don’t add booking fees. In very rare cases, if we arrive and find something different from what was described, we’ll discuss it with you before doing any work.

Not at all. The calculator is completely free and there’s no obligation to go ahead. In fact, some of the local window cleaners have told us that they use our Estimator for their own customers!

For builders cleans, paint splashes, cement residue, or very stubborn staining, the online estimator might not be able to give a precise instant price. In those cases, just select the relevant service and the tool will let you know we may need a few photos to provide an accurate custom quote. We’ll look at the pictures and get back to you with a price, usually the same day.
